Billy Lai

Billy is one of the founding principals of CMS Building Consultants Inc. As the guiding visionary of CMS, Billy is a well-seasoned building consultant who has been practicing building pathology in Southern Ontario for over 30 years, and prior to this, another 10 years overseas. Throughout his career, Billy has been accumulating a wealth of knowledge and experience in building science and building deterioration patterns. He is actively participating in major building rehabilitation and renovation programs for federal and provincial social housing. Billy also enjoys pursuing the ever-evolving new building technologies, green building techniques, and energy conservation methods.

James Ho

James is the Manager of Engineering at CMS Building Consultants Inc. He is a professional engineer in Ontario and has over 19 years of professional experience in design and project management for building restorations and new construction. Various types of restoration projects that James has worked on include: sloped and flat roof replacement, balcony remedial work, window and door replacement, brick masonry remedial work, EIFS over-cladding, siding replacement, parking garage remedial work, podium and foundation waterproofing, structural repairs, site remedial work, interior renovation, and building additions. James is a detail-oriented and methodical engineer, whose expertise is often sought after by others.

Nathalie Moreno

Nathalie is the Manager of Building Science at CMS Building Consultants Inc. She is a professional engineer in Ontario, with a Masters in Civil Engineering from Ryerson University. Nathalie brings a broad depth of experience in condition assessments, reserve fund study, design, contract administration, and project management. She also specializes in restorations, repairs and retrofits of existing buildings. She has a people-focused approach on all of her projects, taking great care in working with her clients to achieve their desired outcomes and completing projects to the highest standard.
Jonathan Chan
Jonathan ChanManager, Project Management

Jonathan is the Manager of Project Management at CMS Building Consultants Inc. He is an Architectural Science graduate from Ryerson University. With his breadth of knowledge in building science, Jonathan holds a Building Science Specialist (i.e., BSS®) designation. He has over 12 years of practical experience in building assessments, reserve fund study, design, contract administration, and management of restoration projects to existing buildings and site components. Jonathan is passionate about enforcing proper contract administration and ensuring that high standards are maintained on construction sites.
